Landlord compliance checklist

Typical England private-rental pack:

• Gas safety record — annual, if the property has gas.
• EICR — at least every five years.
• EPC — required when letting, with a minimum rating in many cases.
• Smoke and carbon monoxide alarms.

HMOs and commercial lets may also need fire alarm and emergency lighting certificates.
