What is a CP12 gas safety certificate?
CP12 is the everyday name for a landlord gas safety record: an annual Gas Safe check of appliances, flues and pipework.

How long does a gas safety certificate last?
A landlord gas safety record is valid for 12 months. HSE also allows a two-month early-renewal window that can keep the original deadline.

Who needs a gas safety certificate in England?
Private landlords with gas appliances need an annual Gas Safe inspection. Homeowners selling, and some commercial operators, often need a current record too.

Landlord certificates London landlords typically need
The usual Greater London private-let pack is a CP12, an EICR, an EPC, and working smoke and carbon monoxide alarms. HMOs may need more.

What is an EICR electrical safety certificate?
An EICR inspects the fixed electrical installation, records C1–C3 and FI codes, and states whether the installation is satisfactory.

How often do landlords need an EICR?
The England private rented sector duty is at least every five years, or the earlier date printed on the last report, with a copy for tenants.

What is an EPC Energy Performance Certificate?
An Energy Performance Certificate rates a building from A to G. You must have one before marketing a sale or let in England, with listed exceptions.

How long does an EPC last in England?
GOV.UK: an EPC lasts 10 years and can be reused for sale or let until it expires or a newer certificate replaces it.

Is PAT testing a legal requirement?
Portable appliance testing is not a statutory annual certificate. HSE requires maintenance that prevents danger; frequency is risk-based.

What is a CP42 catering gas certificate?
CP42 is used on this site for catering and commercial kitchen gas certification — distinct from a domestic landlord CP12.

Do LPG catering trailers need a certificate?
LPG is not a mains-gas CP12. Homes, commercial sites and mobile catering that use cylinders or tanks need a competent LPG safety check.

Commercial gas safety certificate for London businesses
A commercial gas safety certificate is for non-domestic premises. It is not a residential CP12. Published Greater London prices start at £149.

A fire alarm certificate records inspection of the alarm system. Typical extra for HMO or commercial stock, not a substitute for smoke alarms in a single let.

EICR vs PAT testing: which certificate do you need?
Use an EICR for the installation. Use PAT for plug-in appliances. Landlords usually need the EICR; PAT is extra maintenance, not a replacement.
