Gas safety certificates and CP12
A landlord gas safety record — often called a CP12 — is the written record of an annual check of gas appliances, flues and pipework in rented homes in England.
Safety Certificate issues domestic gas certificates from £59 for one appliance, £69 for two, £89 for three, and £129 for a certificate plus boiler service.
- Who needs one: private landlords with gas appliances.
- How long it lasts: 12 months.
- Who can do it: a Gas Safe registered engineer.
A gas certificate is not the same as a boiler service. The certificate records safety. A service is maintenance. They can be booked together.
