A gas certificate is not the same as a boiler service. The certificate records safety. A service is maintenance. They can be booked together.
What the safety record is for
The landlord gas safety record — the CP12 — is the written result of the annual check of appliances, flues and pipework. HSE requires that record for rented homes with gas. It must be issued when the checks finish and given to tenants on the timetable HSE sets.
HSE’s landlord leaflet also says fittings and flues must be maintained in a safe condition, and that appliances should be serviced in line with the manufacturer’s instructions, or annually if those instructions are not available unless a Gas Safe engineer advises otherwise. That maintenance duty sits beside the annual safety check; it is not a reason to skip the record.
