The 12-month rule for England landlords
The duty sits in the Gas Safety (Installation and Use) Regulations. Checks must happen at intervals of not more than 12 months. The clock follows the date of the last check, not the tenancy start date, so a mid-tenancy renewal still has to land before the previous record runs out.
HSE also requires landlords to keep gas safety check records for at least two years. If you use the early-renewal flexibility, keep the record until two further checks have been completed so you can show the dates were lawful.
The two-month early check window
From April 2018, landlords can have the annual check carried out up to two months before the due date and still keep the original deadline. HSE’s example is a check done in that window being treated as if it happened on the deadline date, so the next due date does not creep earlier each year.

What happens if the record lapses
Once the 12 months have passed without a new check, the landlord is no longer holding a current record for an occupied rental with gas. This page does not invent a fine figure.
